Replace Filters

HVAC filters are responsible for removing allergens and contaminants from the air, but they aren’t magic. All of those particles have to go somewhere, and that somewhere is in the filter. Every month you should inspect the filter, and you should replace it after 90 days at most.

Remember, don’t just replace the filter — inspect it. If it looks barely used, leave it in. If it’s filled to the brim with dust and debris, swap it out.

Clear the Condensate Drain

Your system needs to get rid of condensation, and it does this via the condensate drain. Unfortunately, this drain is a damp, wet place, which means it’s a prime location for algae and mold growth.

This is one of the less appealing aspects of HVAC maintenance, but you don’t have to get into the drain and scrub it by hand. Once a year, pour a solution of one part bleach or vinegar and one part water through the drain. You don’t need much — two cups should do it.

Trim Around the Outdoor Unit

If your AC unit is under a tree or next to a bush, it will get leaves and twigs stuck in it. Clear these out, as well as any lawn trimmings that may have made their way inside. You should also trim back any branches or vines that get close to the unit. This type of debris can restrict the airflow of your HVAC system or even damage spinning parts.

Clean Indoor Vents

Are your indoor AC vents covered in dust and gunk? That doesn’t belong there! Cleaning the vents ensures proper airflow and prevents the spread of contaminants and allergens. Also, check to see if any vents are blocked by carpet, furniture, plants, or other objects. The more vents that get blocked, the more your AC will struggle to push air throughout the house.

Watch for These Sights and Sounds

Pay attention to signs of damage. If there are squealing belts, rattling bolts, whining motors, leaking ducts, or malfunctioning thermostats, you want to address those issues as quickly as possible. Look, listen, and even smell for anything out of the ordinary. And make sure to have carbon monoxide detectors in case there’s a serious leak coming from the system.
